Why use a Real Estate Buyer Representative?

When you choose to work with a Realtor, he or she may not be your agent!! An agent owes certain duties to a client, but has a different obligation to a customer. Your relationship with your Realtor must be established and disclosed prior to beginning to work together.

A. Client:  When you sign on with an agent as a client, that agent becomes a buyer broker. You have in effect hired that agent and his or her company to represent you in all of your efforts to secure a home. This relationship allows your agent to advise you on comparables, pricing, known problems with a particular property and help you put together a sound and meaningful offer. This relationship is ideal for you and your agent because you have agreed to work exclusively with that agent, and that agent is now responsible for making sure that you have every possible advantage in the selection, purchase and financing of your investment.

B. Customer:  You may simply choose to be treated as a customer. As a customer, the agent who works with you can only provide simple ministerial duties. This includes locating and showing your property. The reason for this is that without being under buyer agency, the agent is legally obligiated to represent the interests of the seller.
